For Properties in Non-Accrual

  1. Consensual Sales: When a borrower is cooperative and the debt is such that the property is marketable with only one lender’s cooperation we will facilitate an accelerated sale. Terms and methodology ensure a speedy no-contingecy sale offering control to the borrower and the lender.
  2. Note Sales: In some cases it may be more advantageous for a lender to sell the note. We market the note to our broad base of qualified contacts and investors nationally and internationally.
  3. Foreclosures: During our previously rapidly appreciating market many lenders found it preferable to preform a “technical sale”. In a depreciating or more difficult market we’re finding nationwide that lenders are more frequently choosing to put forth an earnest marketing effort with the goal of transfering the property to a third party. Our broad, cost effective marketing campaigne result in 88% of our foreclosure sales successfully transfering to third parties.

REO

Our accelerated marketing campaigns drive REO portfolio value through competitive bidding in a condensed time frame. Depending on the asset, one or more of the following sales may be appropriate.

  • Caravan Sale: we travel to each property and sell it through a public outcry auction onsite
  • Ballroom Sale: after extensively marketing and showing a volume of properties then sold at once in “ballroom” style auction
  • Online Sale: Use our proprietary bidding system to affordably market your REO properties to a global marketplace

Bankruptcy

When a debtor files bankruptcy prior to foreclosure and relief from stay seems too distant, depending on the situation and counsel a 363 sale may be appropriate. We’ve worked with lenders who have successfully incorporated our services into the bankruptcy process which results in a significantly reduced time frame.
